The current oversupply situation is stoking concerns about a protracted phase of high vacancies on the Swiss office real estate market. In addition to discussing the current market situation in Switzerland’s main cities, we want to utilise this study to appraise the market situation from a long-term perspective. On the basis of an analysis of supply and demand, we sketch out various evolution scenarios for the Zurich office market for the next ten years.
The moderate increase in vacancies looks set to continue for the next years. Marketing of office space is therefore likely to remain a competitive undertaking. On the other hand none of our scenarios foresee availability rates rising into double-digit territory, as they have in many foreign markets. A continuation of the dynamic employment growth seen in recent years is needed for a quick stabilisation of office vacancies. This requires a forethoughtful immigration policy and boosting employment rates of domestic demographic groups, such as people of retirement age for instance.
